Five Historic Buildings. Nearly 90 Years of Architecture. One New Hotel Opening in Miami Beach in 2027.

Hilton Miami Beach is set to open in early 2027 at 2000 Park Avenue in the Museum Historic District, uniting five historic buildings dating from 1938 to 1953 — designed by Henry Hohauser, L. Murray Dixon, and Albert Anis — into a 289-room hotel with three swimming pools, a rooftop cocktail bar, a signature coastal restaurant, and art by Miami-based Cuban American artist Nicole Salcedo. One of the buildings served as U.S. military housing during World War II.

Five buildings. Five architects. A span of construction from 1938 to 1953 that traces Miami Beach's full architectural arc from Streamline Moderne to postwar MiMo. One of them served as U.S. Army Air Forces housing during World War II. Together, they are becoming the Hilton Miami Beach — a 289-room hotel anticipated to open in early 2027 at 2000 Park Avenue in the Museum Historic District.

The Buildings

The collection spans nearly an entire city block and reads like a survey course in Miami Beach architectural history. The original Collins Park Hotel, designed by Henry Hohauser and completed in 1939, anchors the project — its curved glass entrance pavilion, chevron detailing, and original '2000' address feature are being preserved. During World War II, the building served as military housing for the U.S. Army Air Forces Technical Training Command. The former Adams Hotel, designed by L. Murray Dixon in 1938, brings a stepped tower, ribbon windows, and a futuristic rooftop lantern. The Tyler Hotel, designed by Albert Anis in 1940, contributes sculptural bas-relief panels, dramatic vertical elements, and a distinctive dual-lobby configuration. Rounding out the collection are the former Copley Terrace Apartments (Dixon, 1938), the S&M Apartments (1948, later known as Sunking II), and the Lord Charles and Gamshire buildings (Anis, 1953), designed as an architectural pair. Following years of vacancy and a devastating fire in 2012, the restoration reconnects all five while preserving their individual architectural identities.

The Design

The interiors draw from Miami Beach's Art Deco and midcentury architecture — a palette of soft pinks and greens, polished metals, rounded forms, and geometric patterns. Public spaces reference the city's historic cafés and diners through contemporary furnishings and sculptural details. Lush greenery and open-air gathering areas reflect the tropical setting. Throughout the property, the work of Miami-based Cuban American multidisciplinary artist Nicole Salcedo will be featured. Her practice spans sculpture, fiber, performance, and film, and her work — inspired by South Florida's natural ecosystems — explores the connections between people, nature, and the built environment through intricate patterns and organic forms.

The Amenities

Three swimming pools: a ground-level pool set within a landscaped courtyard and two rooftop pools. A signature restaurant featuring coastal cuisine. A casual café serving specialty coffee and grab-and-go fare. A rooftop cocktail bar. Room service. An on-site market. A 24-hour fitness center with a Peloton bike. Complimentary bicycle rentals. A signature welcome drink on arrival. Beach access with loungers and towels. Rooftop and outdoor event spaces for corporate gatherings, receptions, and private celebrations. Guest rooms will include custom furnishings, Serta beds, 65-inch flat-screen TVs, and Crabtree & Evelyn bath amenities; select rooms will offer private balconies or terraces.

The Location

2000 Park Avenue puts the hotel in the heart of Miami Beach's Museum Historic District — within walking distance of the Miami Beach Convention Center, Collins Avenue, Lincoln Road, Ocean Drive, and the beach. For Art Basel, the location is as good as it gets. For everything else Miami Beach offers year-round, it is equally well-positioned.
