
Adventurous Journeys (“AJ”) Capital Partners, a vertically integrated real estate investment manager, is proud to announce L’Atelier Privé, SheMoves Dance Studio, and Loop Studios as the newest tenants of Miami’s Little River neighborhood.
L’Atelier Privé has signed a lease to occupy 1,317 square feet at 7219 NW 2nd Ave. Serving the area since 2020, L’Atelier Privé relocated and expanded from Miami Ironside in the Upper Eastside neighborhood to Little River. The co-founders Jean Francois Minne and Alex Vega are seasoned hairstylists, with a combined 32 years of experience. The salon, designed by Vega, was created with maximum comfort in mind and features eight hair stations and two mani/pedi stations.
“I’m so proud to welcome our clients into this expanded space,” said Vega, co-founder of L’Atelier Privé. “For me, the design was about more than just how it looks—it was about creating a place that feels like home. From the moment you walk in, we want you to feel cared for, whether it’s being greeted with tea, water, or wine, or simply knowing you’re part of our family.”
SheMoves has signed a lease to occupy 1,600 square feet at 7293 NW 2nd Ave. This 18+ dance studio founded by two friends with a shared passion for dance offers classes for all experience levels. Classes include heels, girly hip hop, reggaeton, and frame-up, a style that has grown in popularity across Europe over the past decade. SheMoves joins other fitness concepts in the neighborhood including LEGACY fitness and soon-to-open Wild Thing yoga.
“We are thrilled to finally bring this dance studio to life,” said Alina Goryachikh, co-founder of SheMoves. “Our goal is to provide a space for dancers to feel confident and empowered. This is a judgement-free zone to have fun and connect with your body.”
Loop Studios has signed a lease to occupy 7,130 square feet at 90 NW 72nd St. #102. Founded by a trio with a collective experience of over 15 years in creative direction and experiential productions, the founders are committed to providing creatives and brands a completely customizable canvas for community-driven experiences and full-scale productions. It’s a one-stop-shop for creative and event services ranging from immersive events to full package photoshoots. Features include 3,000 square feet of open space for rent, 17-foot ceilings, and movable 10×10-foot walls.
“As an entrepreneur and content creator, bringing creative visions to life has always been my bread and butter,” said Teejay Hughes, co-founder of Loop Studios. “When I moved my marketing business to Miami and saw the opportunity to open a production studio in Little River with my friends and co-founders Nat and Karl—the founders of Voight and experts in design, product development, and creative direction—it felt like a natural fit.”
Situated just north of Wynwood and the Design District neighborhoods, Little River signifies Miami’s epicenter for culture, cuisine, and the arts, which represents the dynamic and diverse population within the South Florida ecosystem. Through a thoughtful approach centered on championing local talent, the area has become home to an ever-expanding roster of cultural and creative brands and businesses, including Sunny’s Steakhouse, a nationally recognized restaurant by Will Thompson and Carey Hynes of Jaguar Sun; La Natural, a four-time Michelin-approved sourdough pizzeria and natural wine haven; Ogawa, an intimate Michelin Star omakase experience offering the freshest Japanese ingredients; Imperial Moto, an inspired café and specialty coffee roaster; and Bar Bucce, an Italian restaurant and market by Jacqueline and Michael Pirolo of Macchialina.
These new tenants further contribute to Little River’s growth and continued momentum as it evolves into a full-service neighborhood. AJ Capital is developing over 25 acres of adaptive reuse and mixed-use real estate projects in Little River.
