JLL Secures $565 Million Construction Loan for The Residences at 1428 Brickell in Miami

JLL Capital Markets announced it has arranged $565.35 million in floating-rate construction financing for The Residences at 1428 Brickell, a 70-story ultra-luxury condominium in Miami’s prestigious Brickell District.

The loan, provided by JPMorgan and Sculptor, funds the development of 195 high-end units ranging from 1,800 to 8,900 sq ft, designed by Antonio Citterio and Arquitectonica. The tower will be the first high-rise globally to be partially powered by solar energy, featuring over 500 photovoltaic panels.

The project includes 80,000 sq ft of exclusive amenities such as resort pools, wellness facilities, and a rooftop observatory. As of October 2025, 57% of units are presold. Construction began in November 2024, with delivery scheduled for Q4 2028.

JLL’s team, led by Melissa Rose and others, highlighted the project’s design, sustainability features, and strong market demand as key factors for success.
